Rensselaer County agent Chandra Veino shares insights on rising demand, pricing strategies, and how technology is changing home sales.

TROY, N.Y. - Nyenta -- The Capital Region real estate market is showing strong momentum heading into the spring season, with increased buyer activity, competitive pricing, and continued demand across communities like Troy, East Greenbush, and Averill Park.

Local real estate professional Chandra Veino, of Coldwell Banker Prime Properties, reports that well-positioned homes are continuing to attract significant interest, many receiving multiple showings within days of hitting the market.

"Buyers are still out there, and they're serious," said Veino. "But today's market requires more than just putting a sign in the yard. Pricing strategy, exposure, and digital marketing play a huge role in how successful a sale will be."

According to Veino, one of the biggest shifts in the current market is how buyers are finding homes. With more consumers starting their search online, properties that stand out digitally are gaining a major advantage.

"High-quality marketing isn't optional anymore - it's expected," Veino explained. "From professional visuals to targeted online campaigns, the goal is to make sure every listing reaches the right audience at the right time."

In addition to working with sellers, Veino has also been helping buyers navigate a competitive and fast-moving landscape. While inventory has improved slightly in some areas, desirable homes are still moving quickly, making preparation and guidance key.
